1. Information we collect

• Property, auction, sale, and listing information collected from publicly available and third-party sources.

2. Property and auction records

DistressScope collects and organises property and auction information into a searchable discovery and historical research database. Records may include addresses, dates, auctioneers, listing identifiers, guide prices, published results, sale types, listing descriptions, images made available by publishers, and the dates on which DistressScope observed information.

Tracking what was publicly advertised and how a listing changed is part of the service. We therefore distinguish historical source observations from current derived states and may retain accurate historical observations after an auction or listing ends. Depending on its context, some property information may constitute personal data; not every property record necessarily does.

3. How and why we use data

• Provide secure account access and requested product features.
• Operate watchlists, saved searches, alerts, and enquiry workflows.
• Build, maintain, quality-check, and secure the property discovery and historical research service.
• Review support, advertising, listing, partner, accuracy, and privacy enquiries.
• Understand and improve site performance, search quality, and product usability.

Our lawful bases depend on the activity. They may include performance of a contract, compliance with a legal obligation, consent where requested, and our legitimate interests in operating, securing, improving, and maintaining a useful property information and historical research service. Where we rely on legitimate interests, we consider the nature of the information, the service purpose, and the rights and interests of affected people.

4. Data quality and source context

Auction and property information can change quickly. DistressScope uses source links, observation dates, historical event records, and status checks to provide context. A past auction date does not by itself prove that a property sold. Users should verify current terms and results with the original publisher.

Listing images are generally loaded from the original publisher or its content-delivery provider rather than stored as a permanent DistressScope copy. Loading a remote image can cause the publisher's server to receive ordinary technical request data such as an IP address and browser information.

5. Storage and service providers

DistressScope uses service providers, including Supabase and Vercel, to host and process account, product, database, analytics, and security data. Other providers support authentication and transactional email where those functions are used. We limit access according to the function being provided.

6. Advertising, affiliate links, and sponsored placements

DistressScope may display advertisements or clearly labelled sponsored placements. Advertising providers may use cookies or similar technologies where consent and applicable law permit. Sponsored outbound links may generate revenue for DistressScope.

Some outbound links are affiliate links. If you subscribe or buy after following one, DistressScope may receive a commission at no additional cost to you. An affiliate recommendation is optional and does not make a service required, endorsed, or suitable for your circumstances. It does not replace independent property checks or professional advice.

7. Retention

We keep account, enquiry, security, and service records only for as long as reasonably needed for their purpose and applicable obligations. Historical property observations may be retained because recording what was publicly advertised and how it changed is part of the service. Retention does not prevent us from correcting, restricting, or removing information where that is appropriate after an individual review.

8. Your rights and property-data concerns

Depending on the circumstances and applicable law, you may have rights of access, rectification, erasure, restriction, and objection. These rights are not automatic in every circumstance and may be subject to legal conditions or exceptions. You may also complain to the UK Information Commissioner's Office.

You can raise an accuracy or privacy concern about a DistressScope property record. We assess requests individually and may correct, add context to, restrict, or remove information where appropriate. Receiving a request does not automatically delete a factual historical record or its observation history.
